   Clean, spacious rooms - towels changed every 2 days, room cleaned daily. Nice breakfast. Excellent host - Emilio - helpful and friendly.

   More than 4 km to San Gimignano - thus not very close (walking distance). From the description thought it was closer. Small swimming pool - in the pictures looked a lot bigger.

   La posizione .

   Siamo stati alloggiati nella dependance. Era la prima volta che mettevano a disposizione di ospiti quella stanza ci hanno detto), per cui mancavano delle cose abbastanza fondamentali tipo gli attaccapanni nell'armadio e una sedia su cui appoggiare la roba.
   Sul sito non era specificato che la ristrutturazione della dependance e' stata completata circa 1 mese fa (cosi' ci hanno detto i gestori a voce!).
   E' vero che si va in ceti posti per riposarsi, ma metterei la televisioe in camera! (PS: ho trovato un week di pioggia ininterrotta!)

   la camera veramente ottima, pulita , ordinta, accoglienza ottima ,posizione della struttura ottima servizio di colazione con il proprietario che scaldava le tazze delle bevande calde al microonde mitico .

   il vicino che ad un certo ponto aveva la radio ad altissimo volume .

   The place, in the surroundings of San Gemigniano, was very beautiful (view and landscape), the room was OK. Beautiful garden and house, and very quiet location, rather close to San Gimigniano and a good departure point for visiting this part of Tuscany.

   The situation of the B&B is not clear. It's said : Pancole, that exists near the town, but in fact, you don't have to ride to Pancole, the B&B being situated at another place (the road to Certaldo...).
   They should indicate that there is a kitchen at disposition at the room's floor...

   cooking equipment wasn't complete. No pans, no gas. Only electricity for oven. Temperature has been very low, but heating in room was shut off. No bath, like said in the description on the website.
   Staff didn't speak any English.

   very nice environment, and a stunning view on san giminiano which is only a few miles away, nice and quiet, a pitty that the pool (garden) was not finished, but that was not the reason why we were there. the breakfast with the nicely cut 'proscuito' and cheese was very nice - we appreciated the espresso in the morning!

   The staff is doing their best to please, but you can feel that they are still ' new' in welcoming guests
